So You've Bought a Plot... Now What?

Investing in land & property has always been a popular choice among investors in India. People here have always realised the value in owning a piece of Earth they can deem as their own, and secure it not only for themselves, but for generations to come. The fact is that, with the right deal, investing in land is generally low-cost and generates high returns over a period of time.

Before making any final decisions, buyers need to consider several important aspects - cost of building, land appreciation, financial assistance & loans, and current income all need to be assessed prior to pulling the trigger on any given plot. Buying a plot allows you the opportunity to construct a house that aligns with one’s preferences, requirements, and budget. Once you have designated a budget for yourself, you can figure out what kind of land you want to invest in - residential, commercial, or agricultural. Depending on the kind of land that you choose, the sellers may be one of these three kinds - private developers, individuals, or a government authority.

Once you’ve made an informed decision regarding all the above factors, here are some examples of what you can do with your very own plot:

  • Agriculture/Farming - Agriculture is probably the most essential industry in the world, and India, being an agricultural country, heavily relies on farming to sustain the economy. You can grow food or cash crops for local consumption or for export. With a proper plan and strategy, agriculture can reward you with a handsome income.
  • Build a House - The real estate market is booming, and the demand for good housing is always high. Building a home for a family either for personal use or to rent it out are great ways to generate income from vacant land, albeit with additional investment. However, at the end of the day, you will have a home to call your own.
  • Training Facility - It’s possible that your plot might be suitable for a range of organizations, such as the police, armed forces, fire departments, and construction companies, to train their employees and develop their skill. Using the land for such purposes is sure to be of great value to you and all parties involved.
  • Solar Energy Harvesting - With how much traction sustainable forms of energy is gaining, you can rest assured that using your plot to harvest solar energy is something that’s will hold value for years to come.
  • Outdoor Wellness Environment - With some minimal setting up, you could turn your barren plot of land into a spiritual space where people can come from far and wind to rejuvenate and reconnect with nature.

When you have a plot, the possibilities of what you can do with it are limited only by your ambition and imagination. By doing your due diligence and choosing a property that’s well documented and from a trusted seller, you will have an investment that’s historically been proven to stand the test of time.
